    height of the surrounding buildings After extensive zoning research it was quickly apparent that although the site had inherent constraints there were distinct potentials unique to the site To the north is the Tribeca Historic District extending from one block north of the site all the way to Canal Street Once above the rear neighbor the site has unencumbered views to the north and extensive views of the World Trade Center to the south The main objective of the design was to sculpt an iconic profile for the backdrop of lower Manhattan and the World Trade Center to the south and the homogenous skyline of midtown to the north while placing the bulk of the building above the rear neighbor Using a simple concept of bundling and growth not unlike that of the growth of trees or grains we were able to achieve both a strong identity for the project but also achieve the larger floor plates and apartments above the view break Taking advantage of New York s Public Plaza Initiative the proposal provides a public plaza which will enlighten the street and surrounding area while allowing that built area to be placed above the view break Located in

    Palm to the North and the Dubai Marina to the South while simultaneously providing a sense of arrival and iconography for the entrance to both the project and the entire island The residences are arranged methodically through an extensive process of adjacency and view studies in order to achieve unobstructed plunging views while maintaining the privacy of each residence Each residence has views both across the Palm to the North and the Marina to the South This is not only and unprecedented interior environment but creates quite literally a transparent building The design of the building begins as residences are pushed and pulled across each level to create private outdoor space for each and every residence proportional to the size of the unit Although balconies are utilized the design methodology allows for the creation of several true open terraces while maintaining unobstructed plunging views for the majority of the residences In addition to SOMA One at Palm is being created by an international team of cutting edge tastemakers Omniyat sought the most prominent players in each discipline and selected SOMA as architect world renowned Vladimir Djorovic as landscape architect and Japanese firm Superpotato for the interiors One at Palm will

    series of volumetric shifts in order to adapt to these sky exposure planes The result is not only a dynamic massing which contorts itself within the confines of the zoning bulk but also creates void to reallocate zoning floor area from undesirable portions of the building to more valuable areas at the top of the building while at the same time creating large landscaped roof terraces in an area of the city where this is uncommon The program requirements are expressed in the shifting volumes of the massing which consequently represent the distinct program The shifting volumes of the massing allowed us to not only create a unique massing within the zoning envelope but also represent the varied program of the building Consequently each volume represents a separate and distinct program a retail base hotel suites lobby amenities and economy hotel rooms on the top volume Typologically unique guests to the hotel enter on ground level and proceed to a sky lobby a volume of lobby and amenities which sits suspended between a volume of suites and a volume of smaller units Finally not only are these volumes physically and visually separated they are distinct in their material and texture picked specifically for their impact on the interior program For instance the smaller room volume is clad in wood louvers while the retail volume is curtain wall both ideal for their internal functions The client approached us with the intent to design a hotel experience that is unique to the site Located near Times Square in New York City the site presented an exceptional opportunity for the design of a hotel based on its proximity to a highly populated tourist destination The particular zoning regulations of the site forced the massing to adjust to specific sky exposure planes which ultimately
