    height is enhanced by the setbacks from Indian Canyon Drive which are also maintained from the original design Two voids each 16 0 in width create an open and transparent massing allowing view corridors from Indian Canyon Drive through the openings to the mountains beyond to the West While the voids maintain some of the views to the mountains they also have the effect of breaking down the building into three separate volumes Rather than reading as one monolithic volume the voids create the effect of three smaller buildings on the site achieving a scale more fitting to the neighborhood The effect of this operation is a building which is transparent and more relatable to the human scale We have taken great pains to preserve and respect the Mid Century Modernist tradition of Palm Springs In keeping with this tradition our project expresses the raw beauty of cast in place concrete The finished concrete of the exterior pays homage to iconic modernist buildings such as John Lautner s Elrod house or modernist sculptors such as Donald Judd whose work was exhibited at the Palm Springs Art Museum The motif of repetitive volumes and frames in this new design is also

    to break down the sloping site and create unique opportunities for views the proposal utilizes a terracing system not unlike those used for farming in rugged terrain for hundreds of years The process began with the implementation of two terraces from which the volumes of the units were eroded on these two levels By staggering each volume we were able to provide not only unobstructed views for each and every unit but also large private gardens on multiple levels Additionally the utilization of these two terraces allowed for direct parking access via a covered drive between the two terraces while at the same time providing direct pedestrian access to the beach and garden levels Each volume is then wrapped in a metallic skin which through mechanical operations of opening and rotating gives inhabitants independent control and customization of privacy In contrast to traditional residential developments in the region our goal was to craft individualized homes for each inhabitant While still retaining a continuous volumetric the interior layouts between villas and chalets are radically different The result of these typologies and configurations lead to varied experiences and outdoor areas while still providing equally impressive views and ease of access to each

    both pedestrian and vehicular and soon individual volumes start to emerge following a rigorous strategy of sitting form and placement in relation to external context program requirements and maximized privacy What started as a simple modular grid system evolves into a sophisticated matrix that guides the design process on every scale The result is a matrix of elements that are individually carved and crafted to maximize views daylight and ventilation for each and every element The multiple combinations and variations of three basic volumes associated with three different materials results in 18 unique and different buildings totaling 44 equally unique and different residences Yet the association of these disparate elements and their multiple combinations maintains a unified and coherent ensemble to the whole development As opposed to multiple dwelling developments in the region our goal was to convey to our client and future buyers the true almost obsessive compulsive efforts that our team has invested in crafting individualized homes for each inhabitant The villas have very different layouts and volumetrics and although we purposely tried to control the variations for the townhomes and chalets by establishing 8 types the combination of those types together always end up with varied experiences outdoor areas accesses and views to each of the 44 variations It is important to note that these intensive operations resulted in a matrix that not only directed the physical implementation of each house structure guided the carve out of their massing but also laid out their interior partitioning and their exterior landscaping The consequence of this unique system of modular variation across all levels and all scales results in perfect alignments between interior and exterior spaces In summary this unifying system or matrix successfully unites landscaping architectural and interior design in one operation Responding to strong and specific data

    variable according to which interior function it is shading and which interior function requires more or less privacy The less privacy required the thinner the louver the less sun shading the thinner the louver the more privacy the deeper the louver and more sun screening the deeper the louver The effect organic waves W not only contrasts starkly against the present buildings awaiting demolition and or renovation but also assertively against future new structures yet to be constructed A corner site location in Achrafieh s Mar Mitr quarter imbues this project with corner site challenges While SOMA is renowned for double skin projects W wears its second skin out of necessity due to location and exposure the longer site edge faces south and the shorter one faces west and demands that one extremely important and problematic issue be solve in terms of solar and heat A unique identity was created through this second layer skin sunscreen Extensive research revealed that a horizontal louvered system was efficient for sun screening The regenerated parametric design reacts to an interior program whereby the depth of the louvers is variable according to which interior function it is shading and which interior function requires more
